Whitbread long leasehold acquired by the Chameleon Pub Company

23 February 2010

Acting jointly on behalf of Whitbread, Christie + Co and Gerald Eve have sold the long leasehold interest of the Greaves Park in Lancaster, Lancashire, to Chameleon Pub Company, the North of England-based pub operator, for an undisclosed sum.

Situated in a parkland setting outside Lancaster, the Greaves Park features a total of 170 covers spread across five different sections and a number of private dining areas. It also includes a circa 70-space car park, 110-cover beer garden, and extensive manager’s and staff living accommodation.

The pub, which originally traded as a Brewers Fayre until it was extensively refurbished as a Table Table over two years ago, is held on a 999-year lease from February 1996, at a peppercorn rent. All of the pub’s current staff have been invited to stay on with the new business.

The Chameleon Pub Company, which is led by Phil Strong, currently operates six pubs across the North of England.

The Greaves Park is part of a package of four high-quality public houses, which Christie + Co and Gerald Eve were instructed to jointly market by Whitbread at the start of August last year. The Nevill Crest & Gun near Tunbridge Wells, which was also part of this package, was sold to Brunning & Price, the pub operator, last November.

Noel Moffitt, Director at Christie + Co, said: “After receiving a good level of interest in the Greaves Park, we are delighted to have secured an established and successful local operator such as Chameleon Pub Company for this well-located site, which we believe will fit perfectly into its existing high-quality estate.”
