Hotel de France, Bourg-en-Bresse
Christie + Co has recently sold the freehold of the Best Western Hotel de France in Bourg-en-Bresse for an undisclosed sum. This 3-star hotel consists of 44 spacious rooms spread over three floors, with three conference rooms which can host up to 50 people. The gourmet restaurant Place Bernard, run by the famous French chef Georges Blanc, is situated on the ground floor of the Hotel. Guests can enjoy the close proximity of their rooms after tasting some sophisticated French cuisine.
The Hotel de France was refurbished in 2000 and will again be refurbished within the next two years with the creation of two additional rooms. In July 2011 it received the European Ecolabel award. Mrs Virginie Langlais, the new proprietor, was immediately seduced by this establishment’s rich history and comments: “Christie + Co’s Gwendal Le Métour, the negotiator in charge of the region Rhône-Alpes, presented this hotel to me and I immediately fell in love with it. The Hotel de France is part of the scenery of Place Bernard. It is a really typical Hotel de Charme, and it corresponds to exactly what I was looking for.”
The new owner-developer will surely maintain the three-star classification of this property and she continues to be recognized in the Rhône-Alpes region after the recent sales of Hotel Les Roches Fleuries in Megève to Group Perestrat, Hotel de l’Institut in Grenoble and the Hotel Britania in Lyon to Group Time Hotels.
Christie + Co sells the hotel Relais d’Aumale
Christie + Co, the leading hotels agent and advisor has sold the freehold of the hotel Le Relais d’Aumale.
The hotel was the ancient hunting relay of late Duke d’Aumale, who was the last private owner of the Castle of Chantilly. This relay was originally a family home until acquired by Mr Engelbert Hofheinz and his family in 1987 and had it transformed into a charming 3-star hotel/ restaurant with 24 rooms and 2 suites.
The rooms are decorated by Swedish designer Stafan Lauters, some in a classic style, and others in a contemporary style of Italian inspiration. The restaurant offers delicious food and is surrounded by a magnificent garden.
The Relais d’Aumale has been acquired by experienced hotelier Mr Dominique Serra for an undisclosed sum.
Jean-Christophe Charolle of Christie + Co, who negotiated the sale, says: “Since 1987, Monsieur Hofheinz has become aware of the interesting potential of this hotel, located on the way to Chantilly, in the heart of the forest. Mr Serra has therefore acquired an historic property, famous in its region and which he’ll be able to develop in a different way. The region of l’Oise is highly regarded due to its touristic activity and its proximity to Paris and to the airport Charles De Gaulle. Mr and Mrs Hofheinz, who spent 24 years running the Relais d’Aumale, may now start their well- deserved retirement.”
55th hotel acquired by Time Hotels group
Christie + Co, leading hospitality business advisor and broker, sold the freehold of Hotel Britania in Lyon at the end of July. The hotel is located in one of the most famous and most visited parts of the city.
Gwendal Le Métour, negotiator for Christie + Co Rhône-Alpes says: “The hotel is situated in the Lyon’s 6th arrondissement, which is an area particularly famous and desired by real estate buyers due to the walking distance to the Cours Vitton and the railway station Lyon La Part Dieu.”
Renovated by the previous owners, the 32-bedroom hotel has become Time Hotels fifth acquisition in 2011, and the 55th hotel in the group’s French portfolio. The Lyon hotel will fall under Time Hotels TimHotel brand and has been renamed TimHotel Lyon La Part Dieu.
It is Time Hotels’ first TimHotel in Lyon and only the second outside of Paris. Time Hotels’ President, Madame Aline Thibaut Durieu, says the company will continue to develop the TimHotel brand across other French towns, as well as in Paris.
Change of course for the New Hotel La Baume in Nîmes
The freehold of the New Hotel La Baume in Nimes has been sold in a transaction negotiated by leading hospitality business advisor and broker Christie + Co.
Located in the historical centre of Nîmes, this 3-star establishment with 34 rooms has been acquired by experienced hoteliers Olivier Juy and Khadija Lahouaoui. The hotel formerly belonged to Marseilles’ group ERGHOT.
The new owners chose the Hotel de la Baume because it is a real gem of architecture. It has an open-air patio and a classified staircase. Conceived around a mansion dating from the 17th century, the establishment offers a variety of rooms, some of them with French-style ceilings.
Olivier and Khadija have an ambitious renewal program to bring a personal touch to their new business and take it up in stature. Re-named Hôtel Marquis de la Baume, it will be managed and marketed by independent hotel specialist Book Inn France and will almost certainly be branded with the international Best Western, to which the couple was previously affiliated.
Situated close to the cathedral, next to a contemporary art museum and to numerous shops and restaurants, and in proximity to the Nîmes’ railway station, the hotel is ideally located for both tourists and business people.
The seller’s group ERGHOT, managed by Mr. Georges Antoun, today owns 11 branded New Hotels in France and in Belgium. The group BOOK INN FRANCE combines a total of 24 hotels, 3-star and 4-star, located in Paris, Perpignan and Nimes, with a total of about 1,000 rooms.
Here we go again: a new hotel sale signed with Christie + Co Grand Ouest!
Christie + Co, the leading hotel specialist advisor has sold the leasehold of the hotel Première Classe in Aytré, located in the French region of Charente-Maritime.
The 61-room hotel is ideally situated at 5 km distance from La Rochelle City Centre, and the beach, and 15 km from the airport. The new owners, Mrs. and Mr. Gregory Idier are experienced hoteliers, having sold their previous hotel business a year or so ago. This dynamic and ambitious couple are now seeking to increase their guest rate and therefore plan to invest in renovation works to bring the hotel up to the standard of Première Classe. Transformation works will start in September on the exterior, with renovation taking place over the next two years. The hotel will remain open during the work.
This sale by Christie + Co is a real success in a region where hotel opportunities of this capacity and standard are very rare and, therefore, very popular.
Christie + Co has sold a new hotel : the Hotel Institut Grenoble
Christie + Co, specialist and leader of hotel transactions, just effected the sales of the hotel Institute which is branded Logis de France. The former proprietor sold the Freehold. This 48 keys hotel is situation in the centre of Grenoble. This is a perfect location within a dynamic area, and opposite the hotel is a direct access to the railway station, to the Exposition Centre (Europole), and to the scientific Centre Polygone.
The new owners are 2 brothers Sylvain and Philippe Rosset, they are both from a real estate background. Sylvain and Philippe decided to sell their Real Estate Agency and go branch into the investment industry. Hotel Balladins Martigues sold by Christie + Co’s Mediterranean office
After the successful sale in 2010 of the hôtel Kyriad in Martigues, Valérie Astruc and Thomas Krynen, negotiators at Christie + Co’s Mediterranean office, have succeeded in the leasehold sale of another hotel situated in the city of Martigues: the Balladins de Martigues.
The Balladins hotel is situated within a tertiary parc called Escallion, and the new owners, Yves and Sabrina Barber, were formerly proprietors and managers of a pub-restaurant in the North of France.
The 40-bedroom hotel-restaurant, which includes two rooms with disabled access, was built in 1992 and is ideally situated in a busy business area, providing the hotel with access to corporate business, as well as being adjacent to a popular leisure centre. The hotel also has a seminary room, a spacious terrace and wonderful green spaces.
The hotel is very well maintained has no immediate need for transformation or refreshment.
Yves Barber, who managed a successful pub-restaurant for ten years, is now looking forward to developing the restaurant element of Hotel Balladins alongside his wife Sabrina – extending opening hours and delivering new menus.

A new owner for the hotel Les Roches Fleuries !
The four-star Les Roches Fleuries Hotel in Cordon, near Megève, has been sold to Pierre-Eric Rémoleux, renowned President of Perestrat.
The sale was negotiated by Gwendal Le Métour of Christie + Co’s Lyon office.
The hotel, owned for more than 20 years by the Picot family, adds to the Perestrat Group of five hotels in France, four of which are in Paris.
Les Roches Fleuris Hotel has 20 rooms and 5 suites, an outside pool and panoramic views of the Mont Blanc and the chain of Aravis. Pierre-Eric Rémoleux said: “Our initial strategy was to buy in the South of France. We had never before visited hotels in the mountains until Gwendal Le Métour contacted us to present us this hotel in December 2010. We had an immediate favorite.”
The hotel currently has two dining area, including a gourmet restaurant, although there are plans to split the restaurant in order to create more living space in the hotel in 2012.
The second eating area is a bistro which is accommodated in an adjacent chalet – this will be transformed into living accommodation – offering an independent 4-bedroom chalet but with the attendant hotel services.
Perestrat Group aims to complete the renovation over the course of the next 12 months. Pierre-Eric Rémoleux added:” The hotel has suffered from the economic crisis during the past three years and did not meet the needs of guests. With the renovation work and new installations we will make it a more pleasant environment. Being close to Megève, we will be able to attract both family and business clientele.”
Once work is completed it is expected that the hotel will open all-year-round rather than, as it does now, seasonally.
M. Rémoleux has indicated that he will continue to work with Christie + Co to add to Perestrat Group’s hotel portfolio, adding his appreciation for the professionalism and the energy demonstrated by Gwendal Le Métour and the Christie + Co team.
A new proprietor for the hotel Blackston Opera!
Christie + Co recently sold the leasehold on the Hotel Blackston Opera in Paris for almost €4 million.
The new owners of this 36-room, three-star hotel intend to invest heavily in restoration and renewal works, which will entirely transform their new establishment.
A new owner for the Inter-hotel de la Plage in Vichy.
Christie + Co has sold the freehold on the Hotel de la Plage in Vichy to multiple hotel owner Jean-Marie Fragné, for €1.6 million.
The 45-room hotel is ideally located, next to the banks of the Allier lake, and close to the city-center of Vichy. M. Fragné continues to work with Christie + Co to identify new opportunities, impressed by the professionalism demonstrated by the company’s negotiators.
Hotel Alizé sold to Value State Hotels.
The leasehold on the Hotel Alizé in Marseille Vieux Port was recently sold by Christie + Co to Value State Hotels, the investment and hotel management company.
Value State Hotels is an investment fund company which operates an acquisition strategy based principally in Paris, Lille, Lyon and Marseilles. Since 2006, the company has acquired, repositioned and managed 15 franchised hotels.
The Hotel Alizé was owned by the Richard family for 22 years. Its 39-romms offer beautiful views of the old port in Marseille. It was acquired in 2000 by Mr Arnaud Richard, who managed it until the recent sale.
This 18th century hotel is ideally located, adjacent to the Old port and at the heart of the city centre, close to restaurants, shops and other tourist attractions. It underwent a renovation in 2007.
Hotel Turone sold to Group Deret
Christie + Co recently sold the 120-bedroom Hotel Turone in the centre of the city of Tours. The property, which has one of the largest room capacities in the West of France, was acquired for an undisclosed sum by CAP117 — a subsidiary of Orléans-based Deret Group. The transaction process was managed by hotel specialists in Christie + Co’s Rennes office.
CAP117 already owns numerous hotels, which operate under various Accor Group brands. The acquisition of the Hotel Turone, which was completed in December 2010, increases the total room supply in CAP117’s portfolio to 765 bedrooms.
The hotel market in the West of France largely comprises small, independent hotels with limited bedroom capacity. The rarity of larger properties, such as the Hotel Turone, ensures that they are always in great demand.
In addition to its 120 bedrooms, the Hotel Turone also has a 90-cover restaurant with a separate bar, 10 conference rooms and parking facilities.
CAP117 proposes to operate the Hotel Turone under the Accor Group’s All Seasons brand. Before this re-branding takes place, the hotel will be the subject of a major refurbishment programme, which will include both technical and decorative improvements to bring the hotel up to brand standards and to ensure that it complies with 2015 building regulations. The hotel will remain fully operational throughout the extensive improvement programme, which is due to complete at the end of 2011.
The Deret Group has confirmed its ambition to become an important partner of the Accor Group. The Group recently purchased another hotel in Trélissac — a suburb of Perigueux — which will also be operated under the All Seasons brand. CAP117 is expected to make further hotel acquisitions in 2011.

A new owner for the Hotel Angleterre in Versailles
At the end of March Stephane Boukhetaia, from Christie + Co’s Paris office, sold the leasehold interest of a 17-bedroom hotel in Versailles. The 2-star hotel is situated just 300 metres from the Château of Versailles and close to the Versailles Convention Hall. The hotel provides an ideal base for visiting the famous Château of Versailles and its gardens. The new owner plans to improve the positioning of the hotel, by working with French designer Nicolas Stadler. The hotel will retain its 2-star status, but it will be refurbished and restyled as a boutique hotel. Stephane Boukhetaia says: "The former operator completed work to ensure that the hotel meets new safety standards. The current renovation work will give the new owner an opportunity to reposition and optimise the performance of his hotel."
Etap Hotel Chamboucy
Stephane Boukhetaia, from Christie + Co’s Paris office, has sold the freehold of a 61-bedroom, one-star hotel, which is situated 25km to the west of Paris. The hotel, which is operated under the Etap brand in a franchise agreement with ACCOR, was sold on behalf of Mr. René Gad.
In just seven months, Stephane identified Mr. and Mrs. KAN as suitable purchasers. The vendor, Mr René Gad has many hotels in Paris suburbs, which he plans to sell in order to buy hotels in the city centre. Christie + Co is happy to assist Mr Gad with his repositioning project, which will enable him to focus on the central Paris market.
Christie + Co Mediterranean have sold the freehold of the Kyriad Martigues in the French Riviera
Valerie Astruc has sold the leasehold of a 2 star hotel restaurant of 40 rooms located near the center of Martigues: Kyriad Martigues Ecopolis.
The new owners, Mr. and Mrs. Guéroult have resumed the facility since 1 February 2010. They have already planned renovations for April. "Only improvements to current arrangements will be made to the reception, bedrooms and bathrooms," said Mrs. Guéroult. New partnership projects with local companies are in progress to develop their business clients.
The property, ideally located near the beaches of the blue coast, the airport of Marseille-Provence and major petrochemical companies has been taken by this dynamic couple from Upper Normandy. Carole Guéroult has operated for over 9 years a family hotel in Fecam, and Mr. Guéroult worked in the field of chemical industry. Their goal was to take over an establishment of larger capacity in teaching and a widely recognized reputation in France. The Kyriad Marseille Martigues-Ouest was therefore the ideal product to start a business in the hospitality and teamwork.
The Lodge la Valette
Christie + Co, the leading property agent has sold the leasehold of a 22 bedrooms hotel, the hotel The Lodge la Valette, at Cesson-Sévigné in the area of Rennes. Since the 1st of February, the hôtel La Valette, newly renamed "The Lodge la Valette," begins a complete makeover. The new owners, Mr and Mrs Etienne, who recently sold their hotel restaurant in Liffré, will completely modernize the new facility. "We'll create two spaces in our hotel, a cosy and Zen for the rooms and contemporary decor for the reception," said Florent Etienne.
The new owners will hire third of the total amount of the transaction in the renovation of hotel. In addition to redecorating a room equipped for disabled will be built in anticipation of new standards in 2015. "We will modernize the hotel and keep the current position. It already runs very well, "said Mr Etienne. Three additional persons added to the current team.
Marciano Lafayette Hotel
Acting on behalf of a private individual, Christie + Co has sold the freehold interest of the Marciano Lafayette Hotel in Paris to Holiday Villa Hotels and Resorts, a hotel division of Advance Synergy Berhad, which is a public-listed company in Malaysia, for an undisclosed sum, off an asking price of €6 million.
Les Demeures du Ranquet
Christie + Co Marseilles office has sold the freehold of a 4-star hotel restaurant in the department of Le Gard in the East South of France.
This charming hotel is located at the entrance of the national park of Les Cévennes and offers personalised services to their clients. Miss Chazal and Mr Gayet, the new owners are currently looking into expansion.
This sale demonstrates that Christie + Co Mediterranean is a real actor of the transactions market in the competitive region of the Côte d’Azur.
Comfort Hotel Mâcon
The Paris Office has just sold the lease of the Comfort hotel Mâcon Sud. This 42-bedroom hotel restaurant is situated in the business area of South Mâcon, a very dynamic location between two important regions: the Burgundy and the Rhône-Alpes.
The hotel is in a good trading location, 8km from the city centre of Mâcon - an ideal starting point for visiting the wine region.
The vendors, were pleased with the speed of the sale, the buyers were found in just 3 months.
Ibis Quiberon
Christie + Co Rennes office, sold the Ibis hotel in Quiberon, Brittany. CGR Cinemas, bought this 95-bedroom hotel.
In addition to its 95 bedrooms and its exceptional location, this complex offers an 80-cover restaurant, 2 meeting-rooms and a relaxation area with swimming-pool, hammam, gym and solarium. The hotel will keep the Ibis brand and the Accor hotels group remains shareholder up to 30%.

Christie + Co Rennes office, has sold a 23-bedroom hotel restaurant at 20km from Rennes city centre. This charming hotel is located is the middle of a land of 2.8ha. The hotel includes 23 bedrooms, 3 meeting-rooms and an 80-cover restaurant.
Balladins Pouilly en Auxois
The hotel is located in the business area of Pouilly en Auxois, between the town of Beaune and Dijon. The vendor is the owner of several Accor hotels. The buyers, Mr and Mrs Guillot were looking for a 30-bedroom hotel like this Balladins.

The Hotel Paradou, Sausset les Pins
This charming hotel has been sold by Christie + Co Marseilles office. The 3-Star hotel is located in front of the Beach, and has 41 bedrooms.
It is attractive due to its meeting rooms, restaurant, situated close to Marseilles, Aix en Provence and the department of La Camargue. This hotel was bought by Parfires and Acapace groups.
The Arena – 3-Star Hotel restaurant
This hotel was sold by the to Christie + Co Marseilles office.
The hotel is situated in the city centre of Fréjus. It proposes 36 air-conditioned and soundproof bedrooms.
Ocre & Azur group bought the hotel. This group is already the owner of the Hotel Suisse in Nice, the Hotel Canberra in Cannes and the Hotel de l’Horloge in Avignon. The group confirms its development strategy with this purchase.
The Sofitel in Nice
Christie + Co acted for the previous owners of the Sofitel in Nice to facilitate a change of ownership for this renowned, 152-bedroom, 4-star hotel. After a considerable amount of interest, which prompted a competitive bidding process, the shares were acquired by INVESCO’s European hotel real estate fund. The purchaser has subsequently let the hotel business to NH Hotels of Spain.
Comfort Inn Lille
The Paris office has been involved in a number of single asset transactions. After being instructed by Ecotravel to value 9 leasehold and freehold hotels, with a total of 323 rooms across France, we sold the freehold 84 bedroom Comfort hotel Lille to Paninvest.
Hotel George V in Calais
The hotel is located in central Calais, it benefits from 40 well decorated rooms and several meeting rooms. The net annual turnover exceeds €1,170,000.
The purchasers are Mr François Dubrule and François Xavier Bourgois, via their company Oletis. The acquisition confirms Oletis’ strategy: benefiting from a 4,000 room portfolio in 2009, in 2 or 3 star hotel located in central cities.
Jardin de Paris
Christie + Co’s Paris office has acted on behalf of the purchaser of a portfolio of 10 Jardins de Paris branded hotels. The hotels accommodate a total of 430 bedrooms and are located across the heart of Paris and the city’s inner suburbs in prime trading locations. Christie + Co has subsequently been re-instructed to sell on eight of the hotels.
Campanile Saumur Hotel
Christie + Co has announced the sale of the 60-bedroom Campanile Saumur hotel. Located in the middle of parkland and overlooking the Chateau of Saumur, the property also benefits from a conference room and restaurant. The hotel was purchased by private hotel investor, Henri Leboursicot.
Comfort Hotel Evreux
The Paris office of Christie + Co are pleased to announce the sale of the Comfort Hotel Evreux. The 40-bedroom property, which also has two meeting rooms and a restaurant, was purchased by Pierre Guéret, owner of three hotels and several restaurants.
Christie + Co negotiates the sale of the 27 hotel Marmotte portfolio
Christie + Co has negotiated the sale of the Marmotte hotel portfolio. The 27 budget hotels, which are spread in various locations across France, have been acquired by Didier Ferré, one of the country’s main hotel franchisees. Christie + Co acted as the sole agent in the sale of the freehold properties.
Deux Rocs, Seillans
The Paris office of Christie + Co has sold Deux Rocs, a charming 14-bedroom hotel in Seillans, for the second time. Having acquired the hotel through Christie + Co, just over a year ago, the owner completely refurbished the property before putting it back on the market. The hotel occupies an excellent location in Seillans, which is considered to be one of the most beautiful medieval villages in the Var Region of Provence. Situated just 55km from Nice, it attracts a large number of international visitors. The property was quickly acquired by Mr and Mrs Malzac — a professional couple with hospitality sector experience.
Alpes Hôtel Genève, Annemasse
Christie + Co’s Paris Office sold the Alpes Hôtel Genève in Annemasse, near Geneva, off an asking price of €2.9m. The 94-bedroom, three-suite hotel is situated close to a skiing area and was sold on behalf of Caylon, a joint venture by France’s two biggest banks, Crédit Agricole et Crédit Lyonnais. The hotel was bought by a franchisee of Accor, France’s biggest hotel operator, with plans to re-brand it as an Ibis hotel.
Hôtel Gaillon, Paris
Christie + Co’s Paris Office sold the Hôtel Gaillon in a 4.5m euro deal. This 3-Star, 26-bedroom hotel, situated in central Paris and with an 80% occupancy rate, attracted interest from a number of investors and private purchasers. It was sold to the Daviet family who intend to restore the property to its original Parisien charm but keep the business running during the building work.
